ERA Advantage Realty, Inc. was founded by Joel & Mary Ament in 1992. Joel Ament is the Real Estate Broker in charge of the Real Estate Operations.  He is the current President of the ERA Southwest Broker Council.  Mr. Ament is a Real Estate Broker, a licensed Mortgage Broker, and is a Florida Notary Public. Mr. Ament has earned the Council of Residential Specialists (CRS) designation and the Certified Residential Broker (CRB) designation. Formerly a general contractor in the state of Wisconsin, Mr. Ament has been involved in Florida real estate since 1989. In 2004, he formed the Commercial Investment Group (CIG Inc.), and has enjoyed success in Commercial Real Estate Sales, Commercial Development, Property Re-Structuring, Tenant Acquisition, and Full Service Commercial Property Management. Mary Ament is in charge of the day to day Bookkeeping for both Residential and Commercial Property Management clients, state sales tax compliance, and client escrow account balancing. Mary utilizes her 20 years of financial experience to keep the daily operations running smoothly and to provide clients with the highest level of professional service.

ERA Advantage Property Management currently provides Full Service Property Management for a client portfolio of more than 350 managed properties. It is staffed by 6 full time Property Professionals.

Caroline Daniels is our Property Manager. She oversees the day to day operations of the department and assists her staff in providing the highest level of customer satisfaction. She has fifteen years experience as a real estate professional.

Bill Russell  is our Portfolio Manager and acquires new rental properties, the placement of qualified tenants, and advertising campaigns for the department.  Bill joined ERA Advantage Realty in 2009.

Joshua Gault is our Assistant Property Manager. He assists the Property Manager in overseeing the day to day operations and assists the staff in providing the highest level of customer satisfaction.

Teresa Henry  is one of our full time residential property rental agents and focuses on placing tenants in our available residential properties

Emilie Deskins   is another full time Residential Property Rental Agent and focuses on placing tenants in our available residential properties.

Diane Gerhardt  is our Property Maintenance Coordinator for the ERA Advantage Property Management Department. She is responsible for the coordination of all residential property repairs and quality control assessment for all currently utilized service providing vendors.

Our full time staff is well-versed in Florida Real Estate Law and are continuously trained in the changes to Florida Laws by our retained Florida legal counsel.

And how we do it...

Advertising and Exposure – We advertise in 75+ web sites, All major social media outlets,including the new Mid Florida Regional MLS which has a membership of over 33,000 Realtors, and yard signs if appropriate. Some of the more prominent websites that we advertise on are www.EraPortCharlotte.com, rentalhomesplus.com, rentalhomes.com, and realtor.com where your home will be showcased.

Screening potential tenants – ERA Advantage provides thorough tenant screening including the checking of an applicant's credit, criminal background, eviction history, skip histories, employment & previous landlord rental histories. We also verify an applicant’s income & employment history.

Pet Screening - We have a pet application & questionnaire. We require veterinary records and pictures of each pet to be considered for approval. There is a $150 pet fee, per pet, paid by the tenant.

Paperwork – We provide the legal paperwork and necessary disclosures that help protect a property owner from litigation.

Collecting rents – Complete and timely payments are expected.  Most tenants soon learn that rent is due within the first 5 days of the month and late payments are penalized.

Eviction – Eviction is a last resort but if it should be necessary, we have a lawyer on retainer who files the necessary documents.

Security deposits and claims – There are legal requirements for the handling of security deposits in the State of Florida.  Ignorance of the law does not protect the interest of the property owner nor his right to just compensation.

Property inspections – Our inspection team does drive-bys of rental properties on a regular basis.  When it’s time to renew the rental agreement, or if a problem is suspected, an interior inspection will be scheduled.  Where appropriate documentation is needed, digital photos are taken and either mailed or e-mailed to the owner. Prior to refunding the security deposit, a thorough walk-thru is done to determine how much, if any, money should be retained.

Maintenance – 24 hours a day, 7 days a week, our phones are manned for emergency repairs.  We have an e-mail address dedicated to tenants’ requests for service. Our roster of fully licensed and insured vendors are ready to handle ordinary maintenance/repairs. Our maintenance coordinator tracks repairs/maintenance from the writing of the work order to checking the work has been done to and confirming the invoice is correct.

Accounting – Our management records are computerized. We use top of the line manaement software, a multi-task operational system that tracks bookkeeping, maintenance records, scheduling, and billing notifications to tenants and owners. If maintenance is arranged through our office, invoices will be checked and paid. We send out detailed monthly and yearly statements to all our owners.

Hours of Operation:  The ERA Advantage Realty, Inc. office is open 6 days a week. Monday thru Saturday the hours are 8:30 to 5:30.  The Property Managers are on call 24 hours a day for emergencies.  In addition to the 24 hour-a-day answering service, there is voice mail and a toll free telephone number.
